Closing Day

It’s almost time to say, “Congratulations!” However, there are a few more steps you must complete before it’s time to pop the champagne.

Final Walk-Through Inspection.

The day before the closing, or the day of, you will visit the property for the final inspection. Now’s the time to verify that the house is in the same condition as the last time you saw it, everything is in working order, there are no unwanted items left behind, and that all additional items included in your purchase are at the property.

Home Services and Utilities.

When moving into your new home, it’s important to set up your utilities and services. To ensure your internet, gas, water, electricity, etc. is up and running properly, I will provide you with a list of useful numbers for the activation of these services and utilities after the closing is complete.

Be Prepared.

Be prepared that unforeseen issues may arise. Whether it’s a minor detail, such as a scratch on the wall, or a larger problem, such as something breaking down, I’m here to assist you, even at the last stage. With 20+ years of real estate experience, I’ve encountered almost every unexpected circumstance that you could think of! So, no need to worry, as I am ready to effectively and efficiently handle any situation that might pop up.

Closing.

Upon closing, both parties will receive a settlement statement from the closing agent. The settlement statement summarizes and details the terms and conditions of the final transaction. After carefully reading the statement, you and the seller(s), along with the closing agent, will sign the document to certify its legitimacy. Additionally, if you are obtaining financing, you must sign all pertinent documentation required by the lending institution. Please note that if you are unable to attend the scheduled closing, arrangements can be made if the circumstances and timing of the notice permit. If you plan on bringing funds to the closing, you may elect to either electronically wire them into the closing agent’s escrow account, or provide a certified check with the amount specified on the settlement statement. To ensure you receive all necessary items at the time of closing, it’s important to confirm that the seller has made arrangements to give you the keys to the property, as well as any other important information. Once all the required paperwork is signed and the keys are in your hand, it’s time for me to congratulate you on the purchase of your new home!
